Our 1990s bathroom is due. What is the plumbing side of a refit?

On a Norman Gardens house of that age the drainage is generally sound, so the work is the rough-in for the new layout, replacing tap ware and mixer bodies that are past it, and getting the falls and the waterproofing detail right before the tiler starts. The cost driver is whether you are moving the fixtures or keeping them where they are.

Water sheets across the yard in a downpour. Is the stormwater blocked?

Not necessarily. In Norman Gardens it is more often a capacity question than a blockage: a large roof area on a flat block delivers a lot of water very fast. We will check whether the line is clear first, because that is cheap, then look at whether the surface drainage has anywhere adequate to take it.

What we know about the pipes in Norman Gardens

Norman Gardens is newer than the suburbs around it, mostly built out from the 1990s onwards with a solid band of 2010s houses on top. That gives it a very particular plumbing profile for Rockhampton: the pipe in the ground is modern, the drainage was designed rather than inherited, and we are rarely there because something has failed. What we are there for is what a newer suburb generates: second bathrooms, kitchen and bathroom renovations on the earlier 1990s houses now due for their first refit, gas cooktops going in, and hot water changeovers as the first round of units reaches the end. The one thing the modern build does not solve is Rockhampton rainfall. Big roof areas on relatively flat blocks put a lot of water into a stormwater system very quickly during a summer downpour, so downpipe and surface drainage capacity is the thing that gets tested here rather than the sewer.

Renovation and upgrade work rather than repair. The failure work that does come in is hot water, and the drainage complaints are about surface water in a downpour, not blockages.
