Emu Park questions we actually get asked

My hot water unit is rusty on the outside but still working. Do I have time?

Some, but it is worth knowing the sequence. On the Emu Park coast the casing and the fittings usually go before the tank does, and the relief valve is the one that matters, because once it stops seating it will either weep constantly or fail to release when it should. If the relief valve is weeping, that is the warning, not the failure.

We are three streets back from the beach. Do we really get salt?

Yes. Emu Park faces the prevailing south-easterly, and it carries salt-laden air well beyond the front row. We find the same corrosion on outdoor tap ware and unit casings several streets in that we find on the Esplanade.

What we know about the pipes in Emu Park

Emu Park faces into the prevailing south-easterly, and that one fact drives more plumbing here than anything else. The wind carries salt further inland than people expect, so it is not only the beachfront houses that suffer. Two or three streets back you will still find pitted outdoor tap ware, seized hose cocks and hot water unit casings that have rusted through while the tank inside is fine. The housing is a wide spread: original beach cottages around the Esplanade and the Singing Ship, a solid band of 1970s to 1990s brick, and newer estate growth pushing north towards Zilzie. Emu Park also has a settled, long-term population, and that shows up in the work. A lot of these houses are still on the hot water system that was installed when the family moved in, and the first sign anyone gets is a cold shower rather than a dripping relief valve that has been telling the story for a year.

What goes wrong at Emu Park

Hot water, and salt-driven corrosion on anything outdoors. The two overlap: the unit that fails here has usually failed from the outside in, and the wind means it is not only the beachfront that gets it.
